What effect has the value of residential property if a Convention Center 43,000 sq.ft built on the farm in the town of 5600?
Convention Center would be located on an existing farm across the street from a residential subdivision of 200 homes. There would be 10,000 people attending an annual convention in a city of 5600 inhabitants. The 3-Day Convention will be held outdoors with cooking stations, loud noises, at least 100 portable toilets, and significant increase in traffic. There would be a permanent parking lot of 225 vehicles, over 60 acres of temporary parking area. Three other gravel roads, barriers, leading to a two-lane road would be added for residential access to the site of the convention. Twelve houses in the subdivision the street would be within sight of the convention center and gravel roads. The rest of the subdivision extends from the two-lane road residential. How does it affect property values of houses in this development and the entire city, as this conference attracts twice the number of inhabitants and have a negative impact on local traffic.
I'd say it wouldnt be great for values. I am a residential real estate appraiser, I recommend hiring a certified appraiser that GENERAL may be able to make an assessment on the basis of a hypothetical conditions. The question may be to find similar fields that had a design similar to compare your situation. You may also try to ask to www.appraisersforum.com is a very active site evaluators and you can register free as a member of the pblic.
